Job brief

We are looking for an experienced Construction Manager to oversee construction projects with responsibilities as the Owner's Representative. You will be working with the Owner's Project Architect and associated Design Consultants and the General Contractor on each project and be responsible for design review and contract administration for major projects ($1-8 million). You will also be responsible for cost estimating, work scopes, bidding and contract administration and general administrative tasks for smaller projects. The position requires an average of 8 days/month of out-of-state travel.

Responsibilities

  • Oversee and manage/administrate construction projects as the Owner's Representative
  • Review project designs
  • Review Contractor change orders
  • Review Contractor monthly progress payment applications
  • Conduct jobsite meetings (2/month)
  • Prepare bid packages and bid small projects
  • Responsible for Contractor's compliance with project plans and specifications. Inspect the work.
  • Hire independent construction materials testing and inspection firms
  • Perform detail punchlist/inspections for the Owner
  • Coordinate performance of consultant punchlist inspections
  • Coordinate Owner supplier materials
  • Coordinate Owner provided work.
  • Expedite permits and governmental approvals
  • Procure utility services
  • Meet contractual conditions of performance
  • Prepare internal reports pertaining to project status
  • Plan ahead to prevent problems and resolve any emerging ones
  • Analyze and manage to mitigate risks
  • Ensure quality construction standards and the use of proper construction techniques

Requirements

  • Four year college degree in construction related field
  • Proven 10 years working experience in commercial construction management
  • Advanced knowledge of construction management processes, means and methods
  • Knowledge of building products, construction details and relevant rules, regulations and quality standards
  • Understanding of all facets of the construction process
  • Leadership and human resources management skills
  • Excellent time and project management skills
